This precinct is located on the southern fringe of Tamworth and is bounded by Burgmanns Lane, Duri Road, Spains Lane and the New England Highway. It surrounds the existing Kingswood Estate to the north, east and west.

The key considerations for the structure plan include;

  • The structure plan identifies two stages timed to commence;
  • o Stage 1 (5-20 years) – Large lot residential (4000m2) which will be serviced with reticulated water and Onsite Sewerage Management System (OSSM); and

    o Stage 2 (20+ years) – Full urban residential (450m2 – 2000m2) and potential civic centre which will be serviced with reticulated water and gravity sewer.

  • Minimising the number of access points onto Burgmanns Lane as it is identified as the future “Western Freight Link”.
  • Internal connections to the existing Kingswood Estate.
  • Active transport links to the north to connect into Arcadia Estate and the sporting precinct.
